Tottenham Court Road

Located on Tottenham Court Road in the heart of London’s West End, this refurbishment transforms an existing commercial building to meet the expectations of today’s workplace while significantly enhancing its environmental performance. The project revitalises the building through a series of carefully considered architectural interventions that improve the arrival experience, elevate tenant amenities and refresh the building’s street presence.

At ground level, the existing office entrance is expanded into a generous double-fronted reception by incorporating an adjacent retail unit. A new feature staircase creates a visual connection to the lower ground floor, where new cycle storage, changing facilities, flexible amenity space and new plant areas support modern patterns of occupation. A striking metal-clad entrance portal, complemented by new glazing, lighting, planting and signage, establishes a distinctive identity while unifying the ground and first floor façades.

The wider façade is refreshed through a restrained palette of dark bronze finishes, providing a cohesive appearance across the existing structure. At upper levels, previously inaccessible fifth-floor balconies are converted into usable outdoor terraces, while the roof is reimagined with rationalised plant, a communal landscaped terrace and a glazed pavilion offering flexible shared space with panoramic views across the city. The first-floor rear terrace is similarly upgraded to provide an accessible, green amenity space for building users. Designed to achieve BREEAM Excellent, the scheme incorporates a range of sustainability measures, including the replacement of gas-fired heating with modern all-electric plant. Together, these interventions extend the life of the existing building, improve operational performance and create a high-quality workplace that responds to the evolving demands of occupiers in central London.
