Cavendish Place

15–19 Cavendish Place is a comprehensively reimagined 1920s office building in the heart of Westminster’s Regent Street Conservation Area. HUT’s proposal received full planning permission in June 2025, after which the building was sold by Howard de Walden Estates to Bridge Real Estate Group.

The project is a deep retrofit and extension, rationalising the building core to unlock flexibility for commercial fitout. Two additional floors are introduced as a contemporary double mansard, crowned by a double-height office with an internal mezzanine boardroom and feature staircase. Further floor area gain is achieved via a first floor rear extension.

Originally designed by Bomer & Gibbs, the building is defined by its Beaux Arts façade, with ornate stone columns, cornices and pediments. These elements are retained and restored, while later additions are removed and replaced with a new shopfront and sheer-storey façade that reinforce the original architecture.

The facade extension, finished in Portland stone, is supported on aluminium rails and steelwork, forming a rainscreen that minimises structural load and avoids foundation strengthening. The new mansard, constructed in steel and timber and finished in standing seam metal, distinguishes the contemporary additions while aligning with conservation requirements.

At the rear, the heavy masonry façade is replaced with a lightweight, highly insulated envelope incorporating balconies with integrated seating and planting. Alongside high-quality end-of-journey facilities, these enhance tenant wellbeing and strengthen the commercial offer.

Operational carbon is reduced through a fabric-first approach, including high-performance heritage glazing, internal insulation, efficient building services, and on-site renewable energy generation.

HUT led a multi-disciplinary team to deliver a robust and sustainable workplace that respects its heritage while reshaping its role within the city for the decades ahead.
