Broadway

Broadway is a new-build mixed-use development in South East London, comprising a 3,800 sqft shell-and-core retail unit and fifteen fully fitted residential apartments. The scheme has been substantially reworked from the existing planning consent through a Minor Material Amendment, improving Building Regulations compliance, promoting Secured by Design principles, and significantly increasing GIA within the consented envelope.

The design transforms a previously bland façade into a refined and carefully composed exterior suited to its prominent corner town-centre location. A warm pale vermillion brick palette anchors the scheme, with stretcher bond providing visual continuity and areas of stack bond used to emphasise key moments including the residential entrance, podium banding, and upper-level articulation. This considered approach brings character to the elevations while remaining commercially viable considering the end values of the location.

Fluted fibre-cement panels in a complementary tone introduce subtle texture and relief, defining the uppermost storey and rear elevations while softening the overall massing. Developed through close coordination between planning, regulatory, design, and delivery requirements, the revised proposals create a more resolved architectural expression without losing sight of efficiency or viability.

Internally, the residential layouts have been considerably improved to support better access, security, and day-to-day usability. The resulting scheme delivers a more robust, efficient, and higher-quality development, combining improved regulatory performance with a significantly enhanced architectural identity.
